We’re glad you are interested in renting with us! Let’s get started with some details on our renting process before you fill out our application.

Lease Requirements

  • All applications must be accompanied by a copy of government issued identification (e.g. a Driver’s License) and a copy of one’s Social Security Card.
  • You must submit a $51 screening fee. This can be done on the payments page but please use your legal name so your payment can be easily applied to your application.
  • Income verification requires proof of six months of employment, at least 2 pay stubs and an income of 2.5 times the rent is expected.
  • Prospective tenants must have no evictions on record.
  • Credit Scores below 600 are subject to cosigner and/or increased security deposit.
  • If your application passes review, a $1000 security deposit will be necessary to secure the unit you applied for.
  • Madden Property is an Equal Opportunity Housing provider. We are members of the East Bay Rental Housing Association (EBRHA). It is our policy to rent to the first qualified applicant.

Filling Out Our Application

  • Every adult over the age of 18 must submit a separate lease application. Children can be listed on both legal parents applications although they will not be double listed due to occupancy limits.
  • Subleasing is illegal and will result in legal action against a tenant. Leasing property is done at the discretion of the owner.
  • All submitted documents should be copies of the original document.
  • Don’t forget to sign your applications.
